Behind the scenes of a construction site

We usually only see the result — a beautiful finished villa. But between the bare plot of land and the handover of the keys, a tremendous amount happens. Here’s what goes on behind the scenes, in order.

It all starts with the layout

Once the plans are approved and the site is ready, the surveyor steps in: they precisely mark out the house on the ground — those telltale white lines you see on the soil. A mistake here is costly down the line, so this is not a step we rush.

Earthworks and foundations

We prepare the ground, dig, and anchor the house into the soil: footings, ground beams, concrete walls. It’s invisible once the house is finished, but it’s what holds everything up. If there’s a basement, this is also where it takes shape (earthworks, walls, waterproofing).

The structural work: the skeleton

Then comes the spectacular part: concrete and steel structure, slabs, walls, staircases. This is the rhythm of the site — formwork, rebar, pouring, vibrating the concrete, stripping the formwork, level by level. One detail that never lies: a structure that’s properly formed, properly sealed and properly vibrated. That’s what separates sound concrete from concrete that causes problems.

The fit-out: the house comes to life

Once the skeleton is standing and the house is watertight (roof, waterproofing), it’s time for the technical trades: electricity, plumbing, air conditioning, partitions, plaster, networks… This is where the structure becomes a real living space. And it’s the stage that demands the most coordination — each trade has to step in at the right moment, in the right order.

The finishes, then the garden

Plasterboard, plaster, tiling, façade, render: the detail that makes all the difference. Then comes the garden — the most underestimated item, yet the one that gives the villa its soul and its freshness.
