How much does the structural work cost per m²?

The price per m² is never fixed or set in stone: it varies with how your project is designed. Many factors push it up or down — the amount of steel, in particular, and of concrete. Bear in mind that two buildings of the same surface area don't necessarily use the same quantities of material: a true professional prices to the nearest hundred kilos, and to the nearest m³ — even if, of course, there is some waste.

Inflation between two years matters too: if you start in May and finish the following May, materials will have risen in the meantime (on average two increases per year, of 1 to 3%).

To put it simply: in 2026, in Morocco, expect 3,200 to 4,400 DH incl. tax/m² for complete structural work (waterproofing, pool, boundary wall included) — and 2,400 to 2,800 DH incl. tax/m² for the building alone. Take a look at our simulator, indexed to current market prices.

How long does a construction site (structural work) take?

Timelines vary with the size of the project. On average — with all the necessary resources and a well-prepared file — expect ~6 months of structural work for 300 to 500 m² without a basement. Add 2 months for a basement (earthworks, concrete walls, waterproofing…) and ~1.5 months per additional level.

These are deliberately cautious estimates: it can go faster if the workforce is multiplied. To completely finish your house or building, expect more like 12 to 24 months.

Why do quotes sometimes come out so different?

Great question! Often, the calculation methods are completely different — or even non-existent. It comes back to the price per m²: some make life easy for themselves (tired of pricing quotes that are never signed) and pull out the famous "surface × price per m²". But they're exposing themselves to major risks: they don't really know what the work costs them.

There's also the "bait quote" effect: a company prices the house but "forgets" the boundary wall or the waterproofing… to bill them later. They know you look at the price first! Examine your quotes closely.

That said, it isn't always dishonest: sometimes a company simply has better production costs. But if you want my honest opinion: be wary of prices that are too low — and of quotes that aren't itemized.

Structural work only, or fully turnkey?

Both are possible — but honestly, I'd recommend turnkey. If you're after peace of mind, it's the best way to go: you won't find yourself alone facing the problems of the site, nor managing the communication between the different trades. We take care of everything, and you keep your mind at ease.

Do you also build apartment blocks and hotels?

It's exactly the same process as a standard build. For an apartment block, there's less detailed work than a villa (fewer decorative elements, parapets…), but more logistics: larger volumes of steel and concrete, access constraints, noise nuisance to manage, and more. But the trade stays the same!

In practical terms, we can run up to 20 buildings simultaneously, each around 400 m² — that's 8,000 m² in parallel, which already covers nearly 90% of today's projects. And that volume grows every year.

How do I follow the progress of my project?

At WALL Construction, you have a client portal that brings together everyone involved — synchronized communication. There you'll find the history of every stage, validated through dated and photographed checkpoints. You also have access to your live site camera: follow your project from wherever you are. Payments (made and upcoming) are shown there. The goal: to keep the site running smoothly, with total peace of mind.

Do you work with my architect?

We work with every architect — whether they're in Morocco, Belgium or even Saudi Arabia. And if you don't have one yet, we have architects to recommend to you, with whom we've carried out many projects.

What guarantees do you offer?

The benchmark guarantee is the ten-year warranty (décennale): 10 years of cover on major defects (structure, waterproofing…). One point many people overlook: to obtain it, you must bring in an approved inspection office (bureau de contrôle) during the works — it's the office that verifies the soundness of the building and underpins the ten-year warranty. Never skip it: it's a safeguard for you, and for everyone.

On our side, WALL Construction (the company HIGH BURY) is a structured, insured firm, with real and verifiable RC and ICE — no shell company.

What type of formwork should be used?

Good question! From experience, the most common formwork — and the best for houses — is wood, or more precisely timber beams (madriers). For larger buildings, we add metal or bakelized plywood panels (too heavy for houses without machinery).

We bet on the safety and comfort of our teams: we mix the two whenever possible. And, personally, I find the imprint of the timber beams on raw concrete magnificent.

The most important thing: a structure that is well formed and sealed (so the concrete doesn't escape during pouring), then well vibrated to avoid segregation of the concrete.

What is post-tensioning?

Post-tensioning is a prestressed concrete technique. In plain terms: once the slab is poured and the concrete has hardened, we tension steel cables (strands) threaded through sheaths inside the slab. The concrete is then "compressed", which makes it possible to span greater distances, with fewer columns and thinner slabs. Very useful for large open floors (basements, car parks, large living rooms with no column in the middle).
